Structural Waterproofing Membranes for Boston Projects

When a foundation, plaza deck, or underground structure needs to stay dry for decades, MasterSeal is the engineered membrane system. We install BASF MasterSeal with full protocol compliance, from substrate prep through protection layer, backed by system warranty and documentation.

Application scope

Where MasterSeal Waterproofing Performs

MasterSeal is BASF's answer to structural waterproofing where failure is not an option. Multi-storey buildings with below-grade levels, occupied plazas sitting atop parking or mechanical space, underground structures and tunnels, foundation walls in high water-table zones: these are the applications where the membrane has to function for the life of the building.

We install as a BASF-system installer, meaning we follow the full protocol: substrate assessment, primer selection, membrane application at engineered thickness, joint detail execution, and protection layer installation. The system warranty is contingent on that protocol; we document every step.

On projects with BASF MasterTop floor systems or Sika waterproofing elsewhere on the scope, we coordinate the membrane transitions. For equipment grouting, MasterFlow integrates with the structural slab.

Installation sequence

How MasterSeal Installation Unfolds in Boston

  1. Assess substrate and select product

We evaluate the concrete surface, water exposure, and structural assembly to confirm which MasterSeal variant (sheet, liquid-applied, or hybrid) matches the engineer's spec and site conditions.

  2. Prepare surface per BASF standard

Concrete is cleaned, cracks are routed and filled with compatible repair material, and all joint areas are isolated and prepped for membrane installation.

  3. Apply primer and membrane

BASF primer is rolled or sprayed, then the MasterSeal membrane is applied at the specified thickness with full coverage at all penetrations, joints, and transitions.

  4. Install protection and document

Protection layer (board, geotextile, or concrete) is installed where required by spec. The system is photographed and documented to support warranty registration and structural review.

Engineering coordination

MasterSeal Works Within Structural Specifications

Most MasterSeal projects involve a structural engineer because the waterproofing is part of the load-bearing assembly. The engineer specifies the product, thickness, joint detail, and protection layer; we execute to that spec and provide documentation that satisfies structural review and warranty requirements.

Coordinate with other BASF products on the project. If the scope includes Ardex waterproofing or Mapei systems in other zones, we manage the transitions and material compatibility.

Common questions

MasterSeal Questions, Answered

System types, structural engineer coordination, warranty and protection.

Below-grade structural waterproofing on commercial or institutional projects, plaza decks over occupied space, and any application where the engineer specifies BASF. We install when MasterSeal is specified rather than recommending it over alternatives.
Most MasterSeal projects do, because they involve structural assemblies. The engineer specifies the product and the install detail; we deliver to that spec with documentation.
For below-grade and traffic-exposed applications, yes. The membrane needs physical protection from backfill or traffic; the protection layer is what keeps the membrane functional through service.
Yes, system warranty applies when installed by a BASF-system installer to BASF spec. We deliver the documentation that supports the warranty submission.
Depends on area and system. Foundation walls can be done in days; large plaza-deck systems with multiple layers stretch over weeks. The schedule is in the quote.
