Epoxy Floor Systems Built for Boston Warehouses
Epoxy flooring for commercial spaces starts with the slab, not the topcoat. We assess the concrete substrate, specify a system matched to your chemical and traffic loads, prep the slab to manufacturer profile, and install primer, body coat, and topcoat in sequence. The result is a durable floor rated for the work it will do. Free written estimate.

- System spec matched to use case

The foundation of durability
Why Slab Condition Determines Epoxy Floor Lifespan
Most commercial epoxy failures trace back to one overlooked step: the concrete underneath was not properly assessed or prepared. A slab with residual moisture, old coating residue, or surface contamination will reject the epoxy system, causing blistering, peeling, or delamination within months. The epoxy itself may be excellent, but it cannot bond to a compromised substrate.
Our process begins with moisture testing and visual assessment of the existing slab. We diamond-grind to the system manufacturer's specified profile, removing old coatings, laitance, and contaminants. Cracks and joints are filled with compatible materials. Only then does the primer go down, followed by the body coat and topcoat, with proper cure time between each layer. Slip-resistant aggregate is broadcast where needed for safety.
This same foundation-first approach applies to our polished concrete floors and loading dock concrete work. When an epoxy system has already failed, commercial floor repair often begins with removal and re-specification. See our guide to concrete estimates for what to expect.
Installation sequence
The Four Stages of Epoxy Floor Installation
-
Assess and specify
We evaluate the slab condition, test for moisture, understand the intended use (chemical exposure, traffic type, wash-down frequency), and select the epoxy system, primer, body coat, topcoat, and aggregate that match those demands.
-
Prepare the concrete
Diamond grinding removes old coatings, surface laitance, and contaminants to the manufacturer's prep profile. Cracks are filled, joints are sealed, and the slab is left clean and profiled for primer adhesion.
-
Apply primer and body
The primer bonds the epoxy system to the concrete. The body coat is applied at the specified thickness. Slip-resistant aggregate is broadcast into the wet body coat where traction is required.
-
Topcoat and return to service
The topcoat seals the system and provides the wear surface. The floor cures per the manufacturer's schedule. We provide a clear timeline for foot traffic, vehicle traffic, and chemical exposure so you can plan operations accordingly.
System selection matters
Matching Epoxy Specification to Your Facility's Demands
A warehouse epoxy system differs from a food-processing epoxy system, which differs from a service-bay system. Chemical resistance, abrasion rating, temperature tolerance, and slip classification all vary by product line. Choosing the wrong system to save budget will fail in months, even with perfect installation. We specify based on the actual environment, not the lowest price.
For facilities with mixed-use zones, we coordinate epoxy areas with adjacent anti-slip flooring and decorative concrete finishes so transitions are clean and durable. Our concrete cost guide explains the variables that affect pricing. Questions about your specific use case are answered in our concrete FAQs.

Epoxy Floor Questions from Boston Operators
Slab prep, chemical resistance, slip ratings, cure times, and system selection explained.
Three contractors quoted slab prep as a paint roller and a primer. Boston Concrete quoted diamond grinding and explained why. Two years in, floor is still tight to the slab, no peeling.
Service-bay system rated for hot tires and automotive fluids. Wash-down works, no spalling at the floor drains, and the slip aggregate is doing its job in winter.
They specced the system to the actual chemical exposure in our plant, not the cheapest option that fits the budget. Worth every dollar; the previous floor had failed in 14 months.
Coordinated install around our shift schedule. Floor was returned to service at the timelines they quoted, no surprises, no slipped delivery dates. Real professionals.
