Stop Basement Leaks with Foundation Waterproofing
Groundwater finds every crack and gap in a foundation that lacks proper waterproofing. Boston Concrete digs to the footing, applies a bonded membrane, installs drainage board and new weeping tile, then backfills with stone that channels water away from the wall. The result is a dry basement that stays dry. We handle new pours before backfill and retrofit existing foundations showing water damage. Every project includes a free written estimate.

Why Exterior Waterproofing Works When Interior Coatings Fail
Interior sealers and paints are a band-aid. They hide the wet spot but the concrete behind them stays saturated. Freeze-thaw cycles continue to work the wall apart, and the paint eventually flakes off. The real problem is on the outside, where groundwater presses against the foundation.
Proper waterproofing means excavating to the footing, cleaning the wall, bonding a membrane that stays bonded, installing drainage board, replacing the weeping tile, and backfilling with stone that lets water move down to the tile instead of pooling against the wall. This is the same system we install on every new foundation before backfill, and it is what we retrofit onto existing foundations that have started leaking.
Combine waterproofing with foundation crack repair when the wall has structural damage. The two services work together to keep the basement dry and usable. See all our foundation services to understand the full scope of what we offer.
The sequence
How We Waterproof a Foundation in Boston
-
Assess the wet spots
We identify which walls are leaking, check the grade and gutter system above, and determine whether weeping tile is clogged, failed, or missing. This tells us exactly where to dig and what system to install.
-
Excavate to the footing
We dig down the affected wall sections to expose the foundation from footing to grade, remove old coatings and failed waterproofing, and inspect the concrete before any new work begins.
-
Install the membrane
A bonded waterproofing membrane goes on the cleaned wall from footing to grade, drainage board covers it, and the wall is allowed to cure before backfill stone is placed.
-
Restore drainage and grade
New weeping tile is bedded in clean stone at the footing, the trench is backfilled with drainage stone over the tile, the grade is restored, and gutters are extended away from the wall.
Why interior fixes fail
Painted Basements Keep Leaking Because Water Comes From Outside
We regularly see basements that have been sealed or painted once, twice, or three times. The paint cracks, efflorescence blooms again, and the wall is still damp. The water is still on the outside of the foundation, still pressing against the wall, and the interior coating is not stopping it.
Exterior waterproofing paired with structural foundation repair is the only permanent solution. It is what we install on every basement renovation we complete, and it is the standard we use on all new foundation installations before backfill.

Foundation Waterproofing Questions, Answered
Interior vs exterior, weeping tile, retrofit work and what waterproofing actually keeps out.
Two interior sealer jobs failed before we called Boston Concrete. They went to the outside, did it right, and the basement has been dry through two springs since.
Excavated one wall, replaced the weeping tile, put on a proper membrane, restored the landscaping cleanly. Wall is dry, yard looks like nothing happened.
Honest that the leak was just one corner and we did not need to do the whole foundation. Saved us a lot. Corner has stayed dry through the rain we had since.
Big excavation, big mess on day one, but they put the yard back together by the end and the basement is bone dry. Worth doing once and properly.
