Boston Stair Tread Repair Without Full Replacement

Concrete stairs settle unevenly, edges spall from freeze-thaw cycles, individual treads crack. Not every problem demands tearing out the whole flight. We assess each tread independently, lift what has settled, patch what has spalled, and replace only the treads that are structurally compromised. The result is a safe, usable staircase at a fraction of new-construction cost.

Smart repair strategy

Why Stair Repair Beats Full Replacement

A complete staircase pour is a major undertaking and expense. Targeted repair addresses only the treads that are actually failing. One tread has settled a quarter-inch below its neighbors, creating a trip hazard. Another has a spalled edge from winter salt. A third has a hairline crack that has not yet broken through. Each problem has its own solution, and most stairs need only one or two of them.

The key is honest assessment. If the entire flight has heaved off its footing, if the original rise and run violate code, or if concrete is failing across most treads, then repair is just postponing the inevitable. In those cases, we recommend new entry steps or a complete staircase pour instead. The written quote will make that clear.

This same triage approach applies to our sidewalk and walkway repair work, where fixing only what is broken keeps costs down and extends the life of sound concrete.

The repair process

How We Repair Stairs in Boston

  1. Walk and mark each tread

We inspect every step of the flight with you, identifying settlement, spalling, cracks, edge damage, and surface wear. Each issue gets classified by repair method.

  2. Lift settled treads back to grade

Treads that have settled but remain structurally sound are lifted using slab-jacking, restoring the original elevation and creating even rise across the flight.

  3. Patch spalled noses and edges

Edges damaged by road salt and freeze-thaw get patched with a bonded repair mortar that matches the original color and profile, then protected through cure.

  4. Replace treads beyond repair

Treads that are cracked through, missing support, or structurally compromised are saw-cut out and re-poured to match the surrounding flight in rise, run, and finish.

When repair is not the answer

Knowing When Stair Repair Won't Work

Repair works when failures are isolated, the substructure is sound, and the original rise and run meet code. It fails when the entire flight has shifted, when the footing is below frost depth, or when the original design was flawed from the start.

Every assessment we provide includes an honest recommendation. If the flight is doomed and repair is just throwing money at a temporary fix, the quote will recommend new front entry steps or a fresh concrete staircase instead. That honesty saves you time and money.

Common questions

Stair Repair Questions Answered

Lifting treads, patching edges, replacing individual steps, and when a full flight replacement makes sense.

Yes, often. We saw-cut around the failing tread, remove it cleanly, and pour a new tread to match the surrounding rise/run, finish and color. The repair is visible but the flight is safe and working at a fraction of full-replacement cost.
A bonded repair mortar that matches color is applied to the spalled edge, finished to the original profile, and protected through cure. Done right, the patch lasts as long as the surrounding step; done wrong it pops off in a season. We do it the right way.
Often, where the step body itself is sound. Slab-jacking lifts a settled but otherwise intact tread back to its original elevation, restoring even rise across the flight. Where the tread is also cracked, sectional replacement is the better call.
When the rise/run is non-code, when the footing is wrong (steps heaving every winter), or when most treads have failed. In those cases, repairs chase the same problem forever. A fresh flight is the honest answer; the quote will say so.
Most step repairs are a half-day to a day per visit; tread replacements that include cure time stretch across two days. The schedule is in the written quote so you can plan around the temporary loss of access.

One tread had cracked through, the rest were fine. They replaced just that one, matched the rest, and the flight is safe and even again. Far less than a full replacement.

Edge spalling from road salt on three risers. Patched with matching mortar, bonded properly, holding through the next winter. Looks intentional now.

Settled tread lifted back to grade. Took half a day, cost a fraction of replacement, and the rise across the flight is consistent again. Smart fix.

Honest assessment that the whole flight was past repair and a new pour was the right call. Could have charged me for patches that would have failed. Trust earned.
