Targeted Lot Repair in Boston
Most failing lots don't need to be torn out. Boston Concrete identifies which zones are salvageable, applies the right fix to each (patch, mill-and-overlay, or sectional replacement), and keeps your operation running. Free on-site assessment.

Targeted approach
How Lot Repair Stops Failure in Its Tracks
Parking surfaces don't fail uniformly. Heavy-use zones (truck turns, loading areas) deteriorate faster than light-traffic sections. Low spots collect water and spall. Joints fail where salt penetrates. A smart repair strategy targets each failure type with the right concrete solution, not a one-size-fits-all approach.
Potholes and isolated spalls get patched with bonded concrete. Worn surfaces with sound bases get milled and overlaid. Failed joints get resealed. Sections with structural damage get cut out and replaced. The result is a lot that functions for years longer without the cost of a full new parking lot.
This same logic applies across our commercial concrete work. When curb and gutter failures are part of the pattern, we address them together. For lots that have reached true end of life, we recommend a complete parking replacement instead of chasing repairs year after year.
The repair sequence
Step-by-Step Lot Repair Process
-
Map every failure point
We document each pothole, spall, crack, and joint failure with photos and measurements. We identify root causes (drainage, base failure, age, use pattern) so the repair addresses the actual problem, not just the symptom.
-
Prepare the repair zone
Failed concrete is saw-cut cleanly, removed without damaging adjacent slab, and the base is inspected. If the base is compromised, it gets corrected before any patch is placed.
-
Apply the right material
Concrete patches are bonded to sound base. Mill-and-overlay material is applied to worn surfaces. Joint sealant is worked into failed joints. Each material is selected for the specific failure mode.
-
Finish and reopen zones
Patched areas are finished to match the surrounding lot in texture and elevation. Joints are sealed. Zones are brought back into service as cure times allow, minimizing operational disruption.
When repair isn't the answer
Recognizing When Replacement Makes Sense
Repair works when failures are isolated, the base is sound, and most of the slab is intact. It fails when the base has deteriorated everywhere (chronic ponding and spalling across the entire lot), when the original slab was undersized for actual use, or when asphalt has reached the end of its service life.
In those cases, a new parking lot is the economical choice. Continuous repair spending on a fundamentally failed parking surface becomes a recurring budget drain. A single replacement investment stops the cycle for decades and delivers a lot built for your actual traffic patterns.

Lot Repair Questions, Answered
Potholes, spalling, joint failure, mill-and-overlay and when the whole lot needs to come out.
Three zones with chronic ponding had spalled the slab. They corrected the drainage in those zones, patched the spalls, and the lot has held two springs. Real diagnosis, not just patching.
Truck-turn area had failed at six years. They mill-and-overlaid that specific zone, left the rest of the lot alone, and the operations never had to close. Smart scope, real savings.
They were honest that one corner of the lot was past saving and needed sectional replacement, not just a patch. Did the replacement, patched the rest, total cost stayed inside budget.
Joint seals had failed across the whole lot. Resealed them all in two days, lot stayed open the whole time, and the salt water stopped finding the slab. Right tool for the actual problem.
